UAE-based Danube Properties has launched Gemz, an AED 350 million ($95.2 million) luxury residential project with pyramid-shaped architecture, spacious homes and convertible layouts, so a one-bedroom can become a two-bedroom and then a three-bedroom, plus 30 luxury amenities.

The 14-storey Gemz will have 270 apartments, 24 studios, 74 one-bedroom, 114 two-bedroom and 42 three-bedroom apartments plus 16 duplexes, in Al Furjan, a vibrant community between Sheikh Zayed Road and Mohammed Bin Zayed Road.

Priced from AED 550,000 ($149,727), the homes are made more affordable through Danube's flexible 1% monthly payment plan, which helps middle-income tenants and end users buy their chosen homes without financial hardship, the Dubai developer said at the launch, which also featured Bollywood actor Sanjay Dutt, its new brand ambassador.

Danube also announced that buyers booking on opening day, May 28, will receive a fully furnished apartment free. Gemz is its second project in two months, following the AED 300 million Pearlz in the same community in March.

A Well-Connected Community

Al Furjan is one of Dubai's most popular, well-connected districts, with pharmacies, grocery stores, restaurants, cafés, salons, bookshops, schools, hospitals, clinics and hotels. Gemz is minutes from Sheikh Zayed Road, a proposed metro line and Al Maktoum International Airport.

"There is a renewed confidence of the end-users in Dubai's real estate market with domestic as well as the Indian homebuyers looking to own a second home in the city. And the latest reform in visa and residency rules now make it easier for investors and buyers to secure residence visas and we are seeing a large number of buyers looking for suitable properties," said Founder and Chairman Rizwan Sajan.

"We will start processing for long-term residency and golden visas for investors who fulfill the respective criteria, such as AED2 million, AED5 million and the AED10 million ceilings – from September 2022, when the process begins," he added.

He said intelligent furnishings allow Gemz to offer large homes with convertible layouts. "A one-bedroom apartment can be made into a 2-bedroom apartment and a 2-bedroom apartment into a 3-bedroom apartment. Spacious apartments at Gemz come with a swimming pool in the balcony – a luxury that's one of its kinds!"
