Danube Properties on Tuesday launched Gemz, a Dh350 million project with pyramid-shaped architecture and 30 amenities in Al Furjan.
Convertible Homes, In-Built Pools
The company's 16th project has 270 apartments with convertible layouts, so a one-bedroom can become a two-bedroom and a two-bedroom a three-bedroom, and most apartments include an in-built swimming pool with an aqua gym and anti-current machine. With Danube's one per cent monthly payment plan, it offers affordable luxury from Dh550,000.
The 14-storey project has a built-up area of 530,000 sq ft on a 101,000 sq ft plot. It goes on sale on May 28, with construction due to start within three months and delivery in two and a half years.
Golden Visa Support
Rizwan Sajan, founder and chairman of Danube Group, said the company will begin processing long-term residency and Golden Visas for investors who meet the Dh2 million, Dh5 million and Dh10 million thresholds from September 2022, when the process starts.
"There is a renewed confidence of the end-users in Dubai's real estate market with domestic as well as Indian homebuyers looking to own a second home in the city. The latest reform in visa and residency rules now make it easier for investors and buyers to secure residence visas and we are seeing a large number of buyers looking for suitable properties," he added.
Gemz is the third project Danube has launched since October, and its second within two months of launching the Dh300 million Pearlz in Al Furjan in March 2022. With Gemz, Danube's portfolio exceeds 8,272 units with a combined development value of more than Dh5.7 billion, of which 4,556 units worth Dh3.63 billion have been delivered, nearly two-thirds of the portfolio's value.
"The project is located in the heart of the city in an area which has a good number of schools, hospitals and shopping malls. We also kept prices at a very affordable rate and the payment plan was very simple. It's only 10 per cent advance and one per cent per month," Rizwan said at the launch.
A New Ambassador
The company has appointed Bollywood superstar Sanjay Dutt as its new ambassador.
Anis Sajan, managing director of Danube Group, said every new project the group launches is unique compared with the last. "Danube's property is mainly for people who have been living in Dubai for a long time and want to own a property. This is an opportunity for them to convert their rent into monthly instalments."
Adel Sajan, group managing director of Danube Group, said the company always makes sure its next project is ahead of its peers. "Gemz is also a super innovative project. And the customers who'll buy property on the first day, Danube Homes will furnish their apartment free of cost," he added.
