Danube Properties unveils Gemz, an ultra-luxurious residential milestone in Al Furjan, and announces Bollywood superstar Sanjay Dutt as brand ambassador for Danube Group.

Danube Properties, the UAE's pioneer in affordable property development and one of its most dynamic private developers, has launched Gemz, a Dh350 million luxury project with pyramid-shaped architecture and spacious homes whose convertible layouts turn a one-bedroom into a two-bedroom and a two-bedroom into a three-bedroom. It offers 270 apartments, 30 luxury amenities and Danube's 1 percent monthly payment plan, from Dh550,000.

Gemz will be built in Al Furjan, between Sheikh Zayed Road and Mohammed Bin Zayed Road, four minutes from Sheikh Zayed Road, two minutes from the proposed metro line and 10 minutes from Al Maktoum International Airport, with Discovery Gardens and Ibn Battuta Mall four and seven minutes away. One of Dubai's most popular districts, Al Furjan has pharmacies, supermarkets, restaurants, cafés, salons, bookshops, schools, hospitals, clinics and hotels, and offers peaceful, family-oriented living with green open spaces.
To make the deal more attractive, Danube announced: "Book on day-1, that is, 28th May and get a fully furnished apartment free."
The project's standout amenity is a private pool with an aqua gym and anti-current machine. Other features include kids' daycare with a nanny supervisor, a cricket pitch with match-standard practice nets, a yoga centre and a modern beauty salon.
Sanjay Dutt Joins the Danube Family
The launch press conference featured Bollywood star Sanjay Dutt, the new brand ambassador of Danube Properties. Rizwan Sajan, Founder and Chairman of Danube Group, said the company will begin processing long-term residency and Golden Visas for investors who meet the Dh2 million, Dh5 million and Dh10 million thresholds from September 2022.

Project Details
The 14-storey building has a built-up area of 530,000 sq ft on a 101,000 sq ft plot, with 24 studios, 74 one-bedroom, 114 two-bedroom and 42 three-bedroom apartments and 16 duplexes. Intelligent furnishings and convertible layouts maximise space, and spacious apartments come with a balcony swimming pool.
Gemz is Danube's third launch since October and its second within two months of the Dh300 million Pearlz in Al Furjan in March 2022. Its portfolio now exceeds 8,272 units worth more than Dh5.7 billion, with 4,556 units worth Dh3.63 billion delivered, nearly two-thirds of the portfolio's value.
With the highest launch-to-delivery ratio among UAE developers, Danube Group has delivered Bayz, Glamz, Starz, Resortz and Lawnz, and recently delivered projects such as Bayz and Miraclz.
