Dubai, UAE: In a landmark development, Danube Properties, the UAE's affordable housing pioneer and one of its most dynamic private developers, has signed an agreement with the Dubai Land Department (DLD) to issue Initial Sale Contracts (Oqood) onsite, almost instantly.

Faster, Simpler Registration

Once the necessary steps are complete, Danube buyers will receive their Oqood instantly rather than through the longer standard process, saving investors time, hassle and steps and delivering the highest level of customer happiness.

The agreement reflects DLD's growing confidence in Danube Properties, which has emerged as one of the fastest-growing developers, launching and selling six projects in the year from January 2022. It also strengthens DLD's Real Estate Registration Sector services and investor confidence in a market where transaction value jumped 76.5% to Dh528 billion last year, from Dh300 billion in 2021.

What DLD Said

Majid Saqr Abdullah Al-Marri, Chief Executive Officer of the Real Estate Registration Sector at Dubai Land Department, said the move is in line with the Dubai Government's vision of offering the best, most seamless real estate experience.

"Dubai Land Department has been improving ways to make property transactions seamless and more efficient with the use of the latest technologies. This agreement with Danube Properties reflects our willingness to take our services to the customers' doorsteps and fingertips. Instead of property buyers coming to us, we are going to them – through real estate developers – at their offices," he said.

"This is in line with the directives of HH Sheikh Mohammed bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai, His Highness Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum, Crown Prince of Dubai and Chairman of Dubai Executive Council – who are constantly guiding us to innovate, evolve and excel in our service delivery to strengthen the customer experience."

What Danube Said

Rizwan Sajan, Founder and Chairman of Danube Group, thanked His Excellency Sultan Butti Bin Majren and the Dubai Land Department for extending the facility to Danube Properties.

"In other countries, developers and property buyers spent days and months to secure a property title deed due to cumbersome processes. The government and Dubai Land Department have remained at the forefront of government service innovation that simplifies government processes by delivering the services at our fingertips."

"This new landmark initiative reflects the forward-looking and proactive vision of the Dubai Land Department to reach out to the property buyers and developers – who can now get their Oqood registered onsite and almost instantly. This is unheard of in this part of the world and makes Dubai Land Department one of the smartest land registries in the world."

Danube's Momentum

Danube Properties launched six projects worth Dh3.42 billion between January 2022 and January 2023, and its development portfolio now includes 22 projects and 10,713 units with a combined sales value of more than Dh10 billion.

In 2023, the developer launched two large projects with luxury brands. Fashionz is Dubai's first FashionTV-branded residence: a luxury tower of more than 700 apartments over 65 floors, each designed to reflect the glamour of FashionTV, with prices from Dh850,000. In January, Danube launched and sold out the Dh2.05 billion Viewz in Jumeirah Lakes Towers (JLT), which will feature Aston Martin furnishings, two luxury projects in just four months.

Danube offers homeowners a 10-year Golden Visa if they meet the investment criteria, subject to government approval. With the highest launch-to-delivery ratio among UAE developers, it has recently delivered Bayz, Glamz, Starz, Resortz, Elz and Lawnz, with three more projects due this year.
